  • Introduction to Commercial Real Estate

    This introductory course teaches you the fundamentals of the commercial investment real estate industry and demonstrates how to apply these skills using real-world examples and case studies. You’ll have the confidence to answer your client’s questions, anticipate their concerns, and plan for their needs when you have a solid commercial foundation from which to start.

    After this course, you will be able to:
    • Solve investment problems using a financial calculator.
    • Understand basic real estate investment analysis tools.
    You will know how to estimate net operating income, cash flows before tax, and how to calculate the internalrate of return.
    • Perform basic mortgage calculations using compounding and discounting techniques.
    • Know how to compare similar properties, project vacancy rates, and estimate absorption figures.
    • Know other ways to make a profit in commercial real estate besides brokerage. Be familiar with lucrative services like tenant representation, land acquisition, leasing, finance, property management, and appraisal.

    Course Prerequisite: Required Equipment: There is no prerequisite for CI Intro

    • A laptop computer is optional in the Introduction course.

  • NCalCCIM Silicon Valley Meeting March 23

    Join us March 23 for the next NCalCCIM Silicon Valley meeting at Hoge, Fenton, Jones & Appel Inc. in San Jose. Speakers and their topics are:

    • John Weis, San Jose Redevelopment Agency, Assistant Executive Director, with an update on the major projects planned for San Jose’s redevelopment areas.
    • Sandy Rose of Old Republic Title Company will give an in-depth overview of title issues pertaining to commercial property.  She will talk about why you need to read and understand title reports and share some horror stories of what can happen if you don’t. 
    • Sam Burkhouse of TiCon construction will review the specifics of a pre-purchase property inspection.  He will talk about what brokers, owners, and investors need to be aware of, what to look for, and what to watch out for when purchasing commercial properties.   

    John Weis is Assistant Executive Director of the San Jose Redevelopment Agency, the largest in California and has invested over $1.5 billion in infrastructure, public facilities and development projects. Weis has overseen a program that has invested over $100 million in industrial areas, including four business incubators, most notably those that focus on software and biotechnology. In addition, he has managed the redevelopment of seven business districts and 3,000 units of housing in the Downtown area.

    Sandy Rose has over 40 years experience in the Escrow Industry, the last 29 years with Old Republic Title Company.  She has managed the Commercial department in Santa Clara County since 2003.   She previously managed a Residential Branch and then became part of the Corporate Escrow Operations Department advising, training and auditing Counties in Southern California and the State of Nevada. 
     

    Sam Burkhouse has 27 years experience in the construction industry with the last 20 as a licensed General Contractor.  He specializes in new construction and tenant improvements, for tenants, owners, brokers and managers of commercial and industrial properties in the San Francisco Bay Area.  Sam works with brokers, investors, and owner/users when purchasing new properties and performs in depth property inspections to give buyers a good understanding of the properties they are purchasing.
